A consultation can be a one time appointment or a series of appointments that help direct a home/business owner as they do the work themselves. These appointments usually consists of color selection , basic floor planning advice and creative brain-storming. This is all subject to the needs of the individual customer.
We measure your existing space, furniture/ equipment, and peaces needed. We discuss the foot path that will be intuitively communicated. With this information Project Dragonfly creates a new floor plan that meets the desired objectives. We can change windows, walls and doorway locations to create the new environment before any heavy lifting or construction is done.
The design phase is critical to any project’s success. The outcomes developed will determine the job’s scope, the budget needed, and the time frame required to complete the work. The planning done will take into account electrical, fire and building codes as they influence the materials that can be selected. This phase can include floor planning, design boards and sketches to achieve the desired result.
Design boards are used to communicate the ideas and “look“ of a project. They display paint colors, textures, materials and conceptual ideas in a way that gives direction and focus to a project. Once a design board is approved and the creative direction is set, product selection will be finalized. An organized supply list will be generated to inform the construction phase.
Project Dragonfly uses overlay sketches of the actual space. This helps to communicate true-to-size scope and depth of the proposed work. Changes can be made quickly to these “drawings” as needed. A hand drawn sketch can also be done more efficiently as the imagination is not limited to preprogrammed shapes and styles.
When Project Dragonfly is your project manager (PM) and general contractor each phase of a job will run smoothly. Having your designer as your project manager allows communication to be streamlined and efficient.
The PM operates from a set scope of work, budget desired, color selections, sketches, and an organized material list.
The PM secures the labor needed through a bidding process. The manager schedules the trade pros, delivery of supplies, picks up specialty items, pulls permits, manages the budget, does quality control checks and schedules necessary inspections.
Finally, the PM and client discuss job progress and requested change orders until the project’s completion.
Hourly charges are $65 per hour plus travel time over 30 minutes.

You can anticipate spending 15-20% of a project’s budget on the design phase. This percentage will vary based on the client’s engagement in the design formulation and the number of reworks needed to achieve design sign-off.

A good designer can create a great room even if your supply budget is low, however you must be open to unconventional ideas.

Once the construction starts “stick to the plan,” changes are expensive and cause significant challenges ranging from, blown time deadlines, extra labor cost, supply availability shortages and scheduling conflicts.
Doing the design work up front saves money. A good organized plan before starting the project will keep stress levels low. It’s worth it.
